Mortgage rules change in 2024: what does it mean for you?
Want to buy a property in the Netherlands? Then pay close attention! On 1 January 2024, mortgage rules will change. Single people will be able to borrow more to buy a house. And the National Mortgage Guarantee limit goes up further.
Sustainability will be an important issue when taking out a mortgage in 2024. If you buy a house with a good energy label, you can get a higher mortgage. "For a very economical house, your maximum mortgage can even be 50,000 euros higher," says Mark de Rijke, commercial director at de Hypotheker.
But even if you buy a house with a worse energy label, you can borrow extra money. You will then have to use that money to make the house more sustainable.
Good news for young people
There is also good news for young people. Homebuyers under 35 years of age will no longer pay transfer tax from 1 January 2024 and study debt will also be assessed differently. Now, the original amount of study debt is looked at, from 1 January, the remaining amount will be looked at. So this is good news for first-time home buyers!
Too few houses available
These new rules apply to a lot of people. This is good news on the one hand, but on the other, it also means that the housing market is still tight. Due to the increasing tightness, housing prices are going up. Also, too few new homes are being added. The supply of available housing remains hugely low. So even in 2024, it will be very difficult for first-time buyers in the housing market to find a suitable home.
